Terms of Service
These Terms govern your use of Crawl-Space Connect (the “Service”), operated by Crawl-Space Connect LLC (“Crawl-Space Connect,” “we,” “us”). By creating an account, you agree to these Terms.
1. What Crawl-Space Connect is
Crawl-Space Connect is a private property-records registry and documentation platform. The Service stores crawlspace documentation, maintenance history, diagnostic findings, correction records, and Crawlspace Blueprints™ — and supports permissioned access between property record owners, property managers, and verified trade partners.
Crawl-Space Connect performs the Crawlspace Blueprints™ documentation event. Our authorized inspection and editor team enters the crawlspace and operates proprietary recording technology to capture the 2D plan view, 3D-Crawlspaces™ structural model, 360° Space-Crawler™ panorama captures, zone mapping, diagnostic readings (including relative humidity and wood moisture content), and pinned findings that together constitute v1.0 of a Crawlspace Blueprint™ for the property record.
Crawl-Space Connect does not perform correction, repair, or remediation work. Encapsulation, drainage, dehumidification, foundation, pest, structural, indoor air quality, and similar correction services are performed by independent verified trade partners. Crawl-Space Connect does not employ, supervise, contract with, or warrant the work of any trade partner.
The Service includes routed introductions: when a property record contains a documented finding at a severity tier that supports routing, the Service may surface qualified verified trade partners in the property's service area.
The Crawlspace Blueprints™ documentation event is currently performed in the Charleston Tri-County pilot market (Charleston, Berkeley, and Dorchester counties, South Carolina). Registry accounts are available throughout the United States; documentation visits expand by market.
2. User types and roles
The Service supports three user types:
- Homeowner. The default record owner for a property record. The homeowner controls access to the record, authorizes documentation events, and decides whether and how to share, correct, or transfer the record.
- Property manager. A user authorized by one or more property owners (or otherwise lawfully designated) to manage property records at portfolio scale. The property manager's authority derives from the owner; revocation by the owner is immediate.
- Trade partner. A verified contractor member who receives permissioned, scoped, time-bounded access to specific property records when authorized by the record owner. Trade partners contribute correction records and follow-up events; trade partners cannot create or self-author Crawlspace Blueprints™.
Within the Service, four permission scopes apply to any record: Owner (full control), Contributor (read plus add correction and event records, scoped and revocable), Viewer (read-only, time-bounded, revocable, cannot add records), and No-access (default for everyone outside the record's permission list, including Crawl-Space Connect staff outside support workflows).
3. Record ownership and owner sovereignty
Property records are the property of the record owner (the homeowner by default, or a lawfully designated successor at ownership transfer). Crawl-Space Connect is the custodian and processor of the record — not its owner. The record owner may export the full property record at any time, in standard openly readable formats (PDF for documents, MP4/JPG/PNG for media, CSV or JSON for structured data and metadata). The owner may revoke any prior permission at any time, with immediate effect.
4. Crawlspace Blueprints™ and the documentation method
Official Crawlspace Blueprints™ are created exclusively through authorized Crawl-Space Connect documentation workflows. End users — homeowners, property managers, and trade partners — may not generate, upload, create, or self-author a Crawlspace Blueprint™. Third-party inspection PDFs and contractor reports may be attached to a property record as supporting documents; they remain separate from the Crawlspace Blueprints™ themselves.
Crawlspace Blueprints™ are versioned, not overwritten. Severity coding (Monitor, Service, Priority, Safety, Review) follows the registry standard. Severity Safety and Review findings hold for administrative review prior to routing.
5. Trade partner independence and disclaimer
Trade partners are independent businesses. Crawl-Space Connect performs license and insurance verification at intake and annually, and reviews submitted correction records for completeness, accuracy, and consistency. This review is not a warranty. Crawl-Space Connect does not employ, supervise, direct, supply materials for, schedule, or guarantee any trade partner's correction work, qualifications, conduct, or compliance.
Crawl-Space Connect performs its own documentation field work — the Crawlspace Blueprints™ capture event — and stands behind that work under the Service warranty described in the Subscription Terms. Crawl-Space Connect does not perform correction, repair, or remediation work and does not stand behind any trade partner's correction work.
Any agreement to perform correction, repair, or remediation work is solely between the record owner and the trade partner. Payment for correction work is handled directly between the record owner and the trade partner, off-platform. Crawl-Space Connect is not a party to that agreement and does not handle those funds.
Disputes about correction work quality, price, scope, completion, or warranty obligations are between the record owner and the trade partner. The Service preserves the record of what was scoped, documented, and submitted; it does not adjudicate the correction work itself.
6. Subscriptions and billing
Homeowner access. $499 Year 1 Bundle, paid up front, including the initial Crawlspace Blueprints™ documentation event, twelve months of Annual Registry Access, and 360° Space-Crawler™ access. Annual Registry Access renews at $225 per year thereafter. Additional properties on the same account are $149 per year each.
Trade partner listings. Billed per business, not per category. Three tiers: Standard ($99/month or $950/year, one trade category), Priority ($179/month or $1,700/year, two trade categories), and Multi-Trade ($249/month or $2,400/year, up to four trade categories). All tiers include closeout-upload access and routing for matching findings.
Property manager subscriptions. Priced per managed property under the homeowner Annual Registry Access rate ($225 per property per year). Volume terms are available; contact crawlspaceconnect@gmail.com.
Renewal, retries, and lapses. Subscriptions renew automatically until canceled. New homeowner subscriptions and all trade partner subscriptions are paused immediately on failed payment, with Stripe retrying the charge per its standard schedule; access resumes once payment succeeds. Legacy homeowner subscriptions on the $175/year plan retain a 14-day grace period after lapse. During a lapse, Crawlspace Blueprints™ snapshots remain readable; routing, new findings, and closeouts are blocked.
Refunds. Fees are non-refundable except where required by law. Annual subscriptions canceled within 14 days of the initial charge are refundable pro rata at the platform's discretion.
Taxes. Prices exclude applicable taxes; you are responsible for any taxes assessed on your purchase.
Billing is processed by Stripe. By providing payment information, you authorize Crawl-Space Connect and Stripe to charge the applicable fees.
7. Acceptable use
See the Acceptable Use Policy. In summary: one account, one role; no misrepresentation of identity, credentials, ownership, or licensing; no harassment of other users; no scraping, reverse engineering, or unauthorized access; no upload of malware or content you do not own; no use of the Service to evade or defeat permissioned access controls.
8. License grant from users to the Service
You grant Crawl-Space Connect a limited, non-exclusive, royalty-free license to host, store, transmit, display, and process content you upload solely for the purposes of operating the Service for you. This license does not extend to marketing, resale, third-party sharing outside the Service, or any use that would conflict with the permissioned-access model. The license terminates when you delete the content or close your account, subject to the retention and post-termination provisions in the Privacy Policy.
9. Crawl-Space Connect license grant to you
Subject to these Terms, Crawl-Space Connect grants you a limited, non-exclusive, non-transferable, revocable license to access and use the Service for its intended purpose. You may not (a) copy, modify, distribute, sell, or lease any part of the Service; (b) reverse engineer or attempt to extract source code; (c) use the Service to build a competing product; or (d) remove any proprietary notices from the Service.
10. Intellectual property
Crawlspace Blueprints™, 3D-Crawlspaces™, 360° Space-Crawler™, and The Crawlspace Blueprint Registry™ are trademarks of Crawl-Space Connect LLC. Crawl-Space Connect© is the platform name. All Service software, content, design, data structures, severity model, zone naming convention, and documentation method are owned by Crawl-Space Connect LLC. Your property record content remains owned by you, subject to the Section 8 license.
11. Account termination
By you. You may close your account at any time from your account settings or by writing to crawlspaceconnect@gmail.com. Upon closure, you may export your full record. Records enter cold storage after a 90-day grace period and are recoverable on reactivation within 12 months. After 12 months in cold storage, records may be permanently deleted, subject to legal retention obligations.
By us. Crawl-Space Connect may suspend or terminate your account for material breach of these Terms, repeated AUP violations, non-payment, fraud, impersonation of property ownership, or risk to other users. Where reasonable, we will provide notice and an opportunity to cure. Following termination by us, you retain the right to export your record for 30 days.
12. Limitation of liability
To the fullest extent permitted by law, Crawl-Space Connect's aggregate liability arising from or related to the Service is limited to the fees you paid us in the twelve months before the claim, or $100, whichever is greater. Crawl-Space Connect is not liable for the acts, omissions, work, qualifications, or conduct of any trade partner. Crawl-Space Connect is not liable for indirect, incidental, consequential, special, exemplary, or punitive damages, including lost profits, lost data, or business interruption, even if advised of the possibility. Some jurisdictions do not allow these limitations; in those jurisdictions, liability is limited to the maximum extent permitted by law.
13. Indemnification
You agree to indemnify and hold harmless Crawl-Space Connect, its affiliates, officers, directors, employees, and agents from any claim, demand, loss, or expense (including reasonable attorneys' fees) arising from (a) your use of the Service in violation of these Terms; (b) your violation of any law or third-party right; (c) any content you upload; or (d) any agreement you enter into with a trade partner.
14. Disclaimer of warranties
The Service is provided “as is” and “as available.” Crawl-Space Connect disclaims all warranties, express or implied, including merchantability, fitness for a particular purpose, non-infringement, and any warranty arising from course of dealing or usage of trade. Crawl-Space Connect does not warrant that the Service will be uninterrupted, error-free, or free of harmful components, or that any defect will be corrected. Crawl-Space Connect does not warrant any trade partner's work.
15. Governing law and venue
These Terms are governed by the laws of the State of South Carolina, without regard to conflict-of-laws principles. Subject to Section 16, the exclusive venue for any dispute is the state or federal courts located in Charleston County, South Carolina, and you consent to personal jurisdiction there.
16. Dispute resolution and arbitration
Any dispute arising from or relating to these Terms or the Service will be resolved by binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules. The arbitration will take place in Charleston County, South Carolina, or another mutually agreed location. The arbitrator may award any individual relief a court could award.
Class action waiver. You and Crawl-Space Connect each waive any right to bring or participate in a class, collective, or representative action. Disputes must be brought in your individual capacity only.
Carve-outs. Either party may seek (a) small-claims court relief for qualifying disputes; (b) injunctive or equitable relief in court for intellectual-property infringement or misuse of the Service. Where the class action waiver is unenforceable in your jurisdiction, the entire arbitration agreement is severed for that matter and the case proceeds in court.
17. Changes to these Terms
Material changes will be posted on this page with a new effective date and, where feasible, notified by email to active account holders at least 30 days before taking effect. Continued use of the Service after the effective date constitutes acceptance of the updated Terms. If you do not agree, you may close your account before the effective date.
18. Miscellaneous
These Terms, the Privacy Policy, the Acceptable Use Policy, the Subscription Terms, the DPA (where applicable), the Cookie Policy, the DMCA Policy, and the Data Portability Policy together constitute the entire agreement between you and Crawl-Space Connect regarding the Service. If any provision is found unenforceable, the remaining provisions remain in effect. Failure to enforce any right is not a waiver. You may not assign these Terms; we may assign them to a successor entity in connection with a merger, acquisition, or sale of assets.
